Q: What do I have to do to make changes to the outside of my house?

Q: Why do I have to follow the covenants?
A: Our community is governed by restrictive covenants and by-laws that are enforced by the law in the state of Georgia. Georgia local municipalities will often enforce safety and building codes and defer to local Homeowner associations to enforce items such as fence placement, color schemes, managing properties, violations and numerous other local aesthetics and building regulations.
Failure to recognize the by-laws and covenants can result in fines, revocation of amenity use, legal action, liens on your household, and a possible lawsuit.

Q: My neighbor doesn’t take care of their property, why should I?
A: While not everyone will have a perfect lawn, those that don’t will be put through the violation process. Violators of the covenants will be notified by letter of their status and the need for them to correct it. If they fail to correct the violation they fall into the fining process. If an item is obscene enough, the HOA can enact the self help provision and after proper notification, enter a resident’s property, enforce and correct the violation, and recoup all costs associated with doing so.

Q: What should I do if I have praise or complaint?
